The estate
What is TANEMA?
TANEMA is a hillside estate on Grumman Lane in Newlands, Wellington, with one completed home and plans for four further residences.
How large is the estate?
The total estate land area is 2.88 hectares. Ask the project team for the current site plan and property documents when reviewing a specific lot or acquisition.
Can I visit the estate?
Private visits can be discussed with the project team. Use the enquiry form to share your preferred timing and which opportunity interests you.
Homes & development
Is the first home completed?
Yes. The Harbour House is completed and generating rental income, according to the owner. Tenancy and income details can be requested as part of your review.
What is the status of the other four lots?
The remaining development is progressing through approvals. Lots 2 and 3 are planned as the next construction stage, subject to the necessary approvals and delivery arrangements. Ask for the latest consent status and construction programme before making a decision.
When is completion expected?
The current target for full estate completion is Q3 2027, subject to approvals and the delivery programme. The project team can provide the latest timing for an individual residence.
Are the renders the final designs?
Renders illustrate the architectural direction. For boundaries, building platforms, designs and specifications, review the current drawings and project documents. Proposed architecture and landscaping remain subject to design and approvals.
Where can I find lot sizes and building platforms?
The residence tabs show the available lot information. Request the full architectural package to review the supplied site plan and documented building platforms in detail.
Acquisition & partnership
Can I purchase an individual residence?
Individual residence acquisitions can be discussed. Availability, pricing, title arrangements and completion terms are confirmed through the project documents and purchase agreement.
Is a whole-estate purchase possible?
The owner welcomes discussions about a whole-estate acquisition. The scope, included assets and terms would be agreed after reviewing the property and project documents.
What does a development partnership involve?
A partnership would involve investment in the remaining development. The proposed structure, financial modelling, delivery responsibilities and risks are matters for discussion and independent due diligence.
Where can I find pricing?
Contact the project team for current pricing and availability. Provide your preferred lot or acquisition option so the team can respond with relevant information.
What does the NZ$10M+ figure represent?
It is the owner’s estimated gross realisation value on completion of the development. It is a projection, rather than a current sale price or a promised investment return. Request the underlying financial modelling and assumptions.
